Driveway grading in Denver: local operators and what it costs

Driveway grading around Denver usually means regrading a gravel drive or alley pad, preparing the base for new concrete, or reshaping a drive that sends water toward the garage. Freeze and thaw, swelling clay and heavy summer storms all work on a driveway here. This page covers the permit for the curb end, building a base that lasts, keeping water off sidewalks, the dig-safe notice, and a typical local cost.

What driveway grading costs in Denver

$1,600 to $6,350 for a typical 500 to 1,000 square foot driveway

Based on Pro Operator Network's national driveway grading cost guide, checked against published cost guides, and adjusted to the Denver-Aurora-Centennial metro area using its 2024 price level from the U.S. Bureau of Economic Analysis (105.8, where the U.S. average is 100).

A typical range, not a quote. Your own price depends on your property and is set by whoever takes on your project.

The curb cut needs a permit

Denver's right-of-way rules require a permit from the City Engineer before work on curbs, gutters, sidewalks or driveways in the public right-of-way, and the city fee schedule lists curb cuts for driveways and driveway aprons. Older rules say these permits go only to licensed and bonded contractors, so if the project includes the curb end, ask the city who may pull the permit.

A base for frost and clay

Denver's frost line sits thirty-six inches below grade, and the Colorado Geological Survey describes the region's bentonite clays as swelling when wet. A driveway base laid on wet clay can heave in winter and crack in summer. Removing soft soil, laying a compacted layer of crushed rock, and keeping water from soaking the clay under the drive go a long way.

Water off the drive and sidewalk

City right-of-way rules say downspout drainage may not flow across sidewalks or the public right-of-way, and Denver's homeowner guidance warns against sloping a lot to push water onto a neighbor. A drive graded to drain into a side swale or the street gutter, rather than across the sidewalk or toward the garage, avoids both problems.

Storms and timing

The Colorado Climate Center notes that most precipitation on the plains comes in the growing season, often as heavy thunderstorms, and that temperatures swing widely from day to day. Late spring and early fall usually give stable conditions for compaction.

Colorado 811

Colorado 811 requires at least two business days of notice before digging, not counting the day of notice, even for small projects. Gas and water service lines often run under or beside a driveway.
