French drain and yard drainage in Knoxville: local operators and what it costs

Drainage problems in Knoxville yards come from hillsides that shed rain onto lower lots, clay that holds water against foundations, and the odd low spot that never dries. A French drain, a swale or regrading can fix most of them, but Knoxville's code treats changing a drainage pattern as work that needs a permit. This page covers that rule, the ground, sinkholes, and a typical local cost.

What french drain and yard drainage costs in Knoxville

$19 to $46 a foot, or about $950 to $4,650 for a 50 to 100 foot drain

Based on Pro Operator Network's national french drain and yard drainage cost guide, checked against published cost guides, and adjusted to the Knoxville metro area using its 2024 price level from the U.S. Bureau of Economic Analysis (92.6, where the U.S. average is 100).

A typical range, not a quote. Your own price depends on your property and is set by whoever takes on your project.

Changing drainage needs a permit

Knoxville's stormwater code requires a site development permit from the Department of Engineering to alter any natural or manmade drainage system so as to divert, constrict, increase or change its flow in any manner. A French drain that collects water from one part of a yard and releases it somewhere else does exactly that, so ask the city before work starts. Small single-family lots have a much simpler permit than larger sites.

Clay over limestone

The Dewey soils common in the valleys around Knoxville have a silty clay or clay subsoil formed from limestone, and that clay soaks up rain slowly. On a slope, water runs across the surface and collects against the first wall or patio it meets. A drain set across the slope above the problem, falling steadily to a safe outlet, often works better than one dug only at the wet spot.

Never drain into a sinkhole without asking

Knox County is karst country, and sinks are common. Knoxville's code requires the state environmental agency's permits before site development on a property with a sinkhole. Running a drain line into a sink is a change to the drainage system that the city and state both care about, so treat any depression in the yard as off limits until you have checked.

Tennessee 811

A drain trench is digging, and Tennessee 811 needs at least three working days of notice, homeowners included. Tickets last fifteen calendar days after their legal start date.

Timing

March is usually the wettest month in the region and October the driest, and freezing nights run from early November to around April. A dry autumn is a good time to dig.

For your project post

Describe where water collects, the slope above it, any sinks or wet seeps, possible outlets, the rough length of drain, and whether downspouts should tie in.
